La Mesa is located a few miles east of the City of San Diego. The area has grown from a sleepy agricultural community into a thriving city of 60,000 residents who enjoy its rolling hills, gorgeous views, variety of housing and Southern California lifestyle.
Many of La Mesa’s homes offer beautiful mountain, city or bay views. Consisting primarily of single-family detached homes, La Mesa residences range in price from the high $300,000s to $3.5 million. College Hill homes are priced from the mid $400,000s to the low $600,000s. Homes in La Mesa Park, Vista La Mesa, and Lake Murray Village vary from $300,000s to $500,000s. Large estate properties in Mount Helix, Explorer Ridge Estates and Eastridge Estates range up to $1 million or higher. La Mesa Highlands and Spring Valley Terrace offer residences in the $600,000s and those in Calavo Gardens and Rancho San Diego are priced from the low $700,000s.
Mount Helix is the most upscale of La Mesa’s subdivisions with luxurious hilltop estates featuring large lots offering spectacular views across the surrounding valleys. Built as early as the beginning of last century, the homes in Mount Helix show the influence of early California architecture and include Spanish and ranch style residences, as well as brand new custom craftsman and Mediterranean homes. Mt. Helix Foothills and Mt. Helix Homelands, both older developments, offer homes at around $500,000, while the newest custom estates begin at the million-dollar mark.
Rolando, an area of La Mesa that has experienced a renaissance, is one of the more affordable areas in San Diego and presents a great investment opportunity. Featuring a new community center on University Avenue built through a generous donation from Joan Kroc, Rolando includes Rolando Knolls, Rolando Glen, Dennstedt Heights, Parkman Estates, College Avenue Tract, and Seminole Terrace.
The most affordable part of La Mesa is the Grossmont area. With its close proximity to Grossmont College and San Diego State University, as well as Grossmont Center, Grossmont offers a number of apartments, townhomes, and condominiums that are ideal for the first time homebuyer.
