Rancho Penasquitos is a master-planned community located south of Rancho Bernardo, west of I-15 and north of the Los Penasquitos Canyon Preserve. The area is approximately 10,000 acres including Black Mountain Regional Park. The planners have designated 34 percent of the area for parks and open space ensuring that residents can enjoy the hills and canyons that separate the area from the rest of the city. Penasquitos neighborhoods are quiet and well maintained and predominantly home to families with children due, in part, to the highly acclaimed Poway School District.
Condominiums and townhomes in developments such as Penasquitos Villas, Penasquitos Pines, Casa Blanca, and Terra Vista are generally available from the low $300,000s, while the newer luxury condominiums of the Monte Rio complex are priced in the mid $400,000s. Feather Ridge, Penasquitos Estates and Penasquitos Knolls offer attached and detached single-family homes built in the 1970s and 1980s from the mid $500,000s. Westridge, Montea, Crestmont, Crest Chase, Allegra, Park Village Estates, and Cabrera offer newer detached homes, most with stucco exteriors and Mediterranean or Spanish style touches from the high $600,000s.
Most of the new and current development runs along the western edge of Rancho Penasquitos, stretching toward Carmel Valley along the recently opened SR-56. Torrey Meadows, Torrey Highlands, Greystone, the Monet Collection, and San Lorenza all feature new construction, Italian, Spanish, or Mediterranean styling, and a terrific investment opportunity.
